Property-management software for 23,000+ customers. Sole PM for the rental application line, across two codebases.

• Owned checkout for $200M a year in application fees, built on AppFolio’s internal payments API. 70% of applications carry an embedded payment: the applicant pays, the property manager acts on it. Designed an assumed-success window and a tokenized failed-payment recovery path, reaching 99.1% application-payment completion.
• On the payments team, sized offline rent from accounting receipts and interviewed renters on why they pay offline: irregular gig pay, unbanked renters driving 15–30 minutes for certified funds, 2–3 day ACH. Presented to payments leadership, who funded teams to build rent-split payments with Flex and a digital certified-funds partnership.
• Rebuilt the rental application end to end. Submission rates went from 44% to 70%, and properties on the new flow fill vacancies 3.4 days faster than offline workflows. Kept follow-up inside the authenticated app so every interaction stays auditable for screening compliance; customer satisfaction rose 18%.
• Built a secure applicant-data API and launched it with Zillow. Reached 70% customer adoption, then pushed to wind it down when the frictionless path buried property managers in unqualified applicants.

HSA platform for tax-advantaged health spending, offered through financial-institution partners.

• Built the money-movement platform: bank and card-network transfers, processor integrations, ledgers, and the partner data model. Financial-institution partners could offer compliant HSAs without building their own infrastructure.
• Scoped multi-tenancy with our second partner bank’s executives. The move captured ~90 bps more yield on AUM as rates rose, and opened room for future partners.
• Built partner APIs and migration pipelines that moved $50M+ in HSA assets between financial institutions with zero data loss. Cut the work from two migration teams to one.
• Stood up the company’s first data-science function and data-services platform; promoted to PM in 2021 as the work became the roadmap.

• Rebuilt model validation on a representative U.S. population sample, correcting a skew that distorted model performance. Automated a data pipeline that had taken two analysts full-time.
